Forbes: Atlanta ranks No. 1 among America's 'recession proof' retirement markets

Atlanta Business Chronicle
Metro Atlanta ranks No. 1 on a new list by Forbes of America's 40 "recession proof" retirement cities.
Forbes said it considered such factors as average income for seniors, current and expected home prices, job-growth predictions through 2014, the cost of living and median monthly housing cost.
Atlanta ranked 17th for number of sunny days, 17th for income of residents 65 and older, seventh for median home price, 17th for home price change predicted for 2009-2014, 11th for cost of living and 23rd for median housing cost.
Atlanta was followed by Dallas-Fort Worth, Tampa-St. Petersburg, Houston, St. Louis, Austin, Las Vegas, Phoenix, Kansas City and San Antonio.
New York finished last among the 40 cities, with Milwaukee and Boston near the bottom.

Vinings Homes

Many home owners who have been trying to sell their home over the past year are starting to take their home off the market getting close to the holidays. Many people believe that showings slow down and that it's a slow time for real estate, however as a Realtor with Harry Norman we have seen that the holidays is actually the BEST time in the year to have your home on the market. The reason is because it shows much better due to decorations, and lets buyers picture what it would be like to live there during the magical time of year. If you have had trouble selling your home in this market, you are not alone. Do your self a favor and go with an experienced realtor who can price appropriately in these market conditions, provide unsurpassed service and knowledge in the Vinings market and have it shown to REAL buyers, not just "tire kickers" during the holidays. Call me today and let's set up an appointment to discuss how I can sell your home in today's market.

Atlanta Business Chronicle On Foreclosures

There are deals out there for investors, first time home buyers and anyone who is interested in real estate.

Georgia foreclosures up 25% in third quarter
Thursday, October 15, 2009, 9:51am EDT Modified: Thursday, October 15, 2009, 10:24am
Georgia foreclosures up 25% in third quarter
Atlanta Business Chronicle
Georgia had the seventh-highest foreclosure rate in the United States in the third quarter, according to RealtyTrac’s U.S. Foreclosure Market Report for the third quarter.
The Peach State had 33,385 foreclosure filings -- default notices, scheduled auctions and bank repossessions -- in the period. This marks a 25 percent jump over the third quarter of 2008 and a 6.7 percent rise over the second quarter of 2009. Georgia had one foreclosure filing for every 119 households.
Foreclosure filings were reported on 937,840 properties across the nation in the third quarter -- a 5 percent increase from the second quarter and an increase of nearly 23 percent from the third quarter of 2008. One in every 136 U.S. housing units received a foreclosure filing during the quarter -- the highest quarterly foreclosure rate since RealtyTrac began issuing its report in the first quarter of 2005.
“Bank repossessions, or REOs, jumped 21 percent from the second quarter to the third quarter, corresponding to jumps in defaults and scheduled auctions in the previous two quarters,” said James J. Saccacio, CEO of RealtyTrac, in a statement. “REO activity increased from the previous quarter in all but two states and the District of Columbia, indicating that lenders may be starting to work through some of the pent-up foreclosure inventory caused by legislative delays, loan modification efforts and high volumes of distressed properties.”
